Unless you have spent time and have been trained on completing and submitting Texas Real Estate Commission Promulgated forms do not try to do this on your own. As a buyer using a real estate agent is generally 100% free of charge. In most cases the seller pays the commission not you.

Pay for at least a 5 day option period on the contract. A standard option period should be 10% of 1% of the homes value. For example if a property is $100,000 the option fee should be $100,000 x 1% = $1,000, $1000 x 10% = $100.

Find a contractor that specializes in investment properties and not some fly by night company. Do not try to be cheap and find friends to do labor that they are not familar with. You may be able to save money doing it yourself, but if thats what you like you should be a contractor not an investor you would probably do better in that realm.

To move properties fast use an agent to sell and market the properties. You do not have access and may not even know what the "MLS" is but an agent will know.
